Over the years I’ve seen countless solar systems become the center of confusion during a home sale. Buyers want to know if the system is working. Realtors want to know how to explain it. Sellers often assume everything is fine because the lights are still on.

The reality is that solar can absolutely add value to a home, but only when everyone involved understands exactly what they’re getting.

Start With Ownership

Before listing the home, determine whether the system is owned outright, financed through a loan, leased, or operating under a power purchase agreement (PPA).

This is one of the first questions buyers will ask, and it can significantly affect how the transaction proceeds.

Gather solar paperwork before the home goes on the market. Waiting until escrow often creates unnecessary delays.

Verify the Monitoring is Working

One of the most common issues I encounter is a monitoring system that has been offline for months—or even years.

If a buyer cannot verify production, they have no easy way to know whether the system is performing as expected.

Just because the inverter is powered on doesn’t necessarily mean the system is operating correctly. I’ve seen systems producing only a fraction of their expected output without the homeowner realizing it.
