Seven Solar Problems That Commonly Get Missed During a Home Inspection
A home inspector may note that solar panels are installed, photograph the inverter, and confirm that the system appears to be turned on. That can be useful, but it does not tell you whether the entire system is working correctly.
Residential solar systems have operating data, electronic components, communications equipment, and electrical connections that are outside the normal scope of many home inspections. A system can look completely normal from the ground while producing substantially less energy than it should.
For Sacramento-area homebuyers, here are seven solar problems that commonly get missed during a home inspection.
1. One or More Solar Panels Are Not Producing
A solar array does not necessarily stop working completely when a panel, optimizer, or microinverter fails. The rest of the system may continue producing, making the problem difficult to notice without reviewing module-level data.
On an Enphase or SolarEdge system, the monitoring portal may show one or more panels producing little or no energy. Depending on the system configuration, an inverter display or status light may still indicate that the system is operating.
Even a single failed component can represent years of lost production if nobody notices it.
2. The System Is Producing, but Well Below Expectations
Seeing a positive production number does not prove that a solar system is performing correctly.
Low production can result from failed equipment, shading changes, excessive soiling, incorrect inverter settings, string problems, communication faults, or system degradation. Identifying the cause requires more than checking whether the inverter is powered on.
Production should be reviewed against the system size, equipment configuration, orientation, weather conditions, and historical performance. The U.S. Department of Energy also recommends reviewing system production over time when evaluating a home with existing solar.

3. The Solar Monitoring System Is Offline
Monitoring is often treated as an optional convenience. In practice, it may be the only practical way for a homeowner to know whether every part of the system is operating.
A monitoring platform may be offline because of a changed Wi-Fi network, failed communication hardware, an abandoned cellular connection, or an account that was never transferred from the previous owner.
The solar system may still produce while monitoring is disconnected. The problem is that failures can then go unnoticed.
Before purchasing a solar-equipped home, the buyer should confirm that the monitoring system is online and that account access can be transferred.
4. The Installed Equipment Does Not Match the Paperwork
The original contract, permit plans, monitoring portal, and equipment installed at the property should generally tell the same story. Sometimes they do not.
Examples include:
- Fewer panels than the contract specifies
- Fewer reporting microinverters than expected
- A replacement inverter that is not reflected in the paperwork
- Equipment substitutions made during installation
- A battery or monitoring device shown in the contract but not properly commissioned
A general home inspection normally does not include comparing serial numbers, equipment counts, permit documents, contracts, and monitoring records.
5. The Inverter Has Intermittent or Stored Faults
An inverter may appear normal during a short inspection and still have a history of shutdowns, ground faults, arc-fault events, isolation faults, voltage problems, or communication errors.
Some faults clear automatically. Others only occur during certain weather conditions, at higher production levels, or when utility voltage moves outside the inverter’s operating limits.
Reviewing stored alerts and production history can reveal problems that are not active at the exact time of the home inspection.
This is especially important on older systems where the inverter may be approaching the end of its service life.
6. Electrical Deficiencies Are Present but Not Obvious
Solar equipment adds conductors, disconnects, breakers, junction boxes, monitoring hardware, and labeling to the home’s electrical system. Problems can be hidden inside equipment or in areas that are not normally opened during a general inspection.
Common concerns include damaged conduit, loose fittings, deteriorated wiring, improper breaker placement, missing labels, open penetrations, corrosion, overheating, and poorly completed equipment replacements.
Not every unusual-looking installation is unsafe. However, electrical deficiencies should be evaluated by someone familiar with residential photovoltaic systems rather than judged only by appearance.
7. The Battery Backup Does Not Work as Expected
A home advertised as having battery backup may not provide the level of backup the buyer assumes.
The battery could be offline, improperly configured, restricted to only a few circuits, disconnected from monitoring, or operating in a mode that reserves little energy for an outage. In some cases, the solar system works normally while the battery portion has an unresolved fault.
A visual inspection cannot confirm how the system responds when utility power is lost. Battery status, configuration, backed-up loads, operating history, and available capacity should all be reviewed.
Why These Solar Problems Are Easy to Miss
This is not necessarily a failure on the part of the home inspector. A standard home inspection covers a large property with many different systems, and detailed solar diagnostics require specialized access, equipment knowledge, and performance data.
The solar array may also be owned by a third party, tied to an account the seller cannot access, or supported by an installer that is no longer in business.
A home inspector can identify visible concerns. A dedicated solar system inspection goes further by evaluating whether the equipment is present, communicating, producing, and operating as intended.
What Sacramento Homebuyers Should Verify
Before closing on a Sacramento-area home with solar, buyers should try to obtain:
- The original solar contract and system plans
- Permit and final inspection records
- Current monitoring access
- At least 12 months of production history
- Equipment and workmanship warranty information
- Records of previous repairs or equipment replacement
- Lease, loan, power purchase agreement, or ownership documents
Utility bills can provide additional context, but they should not be used as the only measure of solar performance. Household consumption changes over time, and a high bill does not automatically mean the solar system has failed.
A Home Inspection and Solar Inspection Serve Different Purposes
A general home inspection provides a broad evaluation of the property. A solar inspection focuses on a smaller but highly technical system that may significantly affect the home’s operating costs and future repair expenses.
For buyers, the goal is not to find a perfect solar installation. It is to understand what equipment is installed, whether it works, what problems are already present, and what costs may be waiting after the sale.
